Where this started
Luminatech and Atlanta Home Concierge work from the Regus offices inside 1000 Parkwood Circle, a Class A property that Avison Young manages and leases.
We do not study these buildings from the outside. We walk through one every morning.
Every idea in this presentation began as something we noticed on the way in. The empty rooftop. The quiet cafeteria. The plaza nobody stops at. That is why the examples here are not generic. They are the building we know best.

The proposal
We would like to create, together with Avison Young, a program that transforms commercial real estate assets. Not one renovation in one building, but a model the whole portfolio can use.
What we are proposing
Every building holds assets that sit underused. They can stop being cost centers and start earning. We are not selling a cafeteria, an LED wall or a concierge desk. We are proposing one program that works across the whole building.
Who we are
We flip commercial spaces, turning ordinary environments into modern, connected and highly valued places.

Atlanta Home Concierge
After the spaces are transformed, Atlanta Home Concierge runs the hospitality. A dedicated concierge for the building, serving Atlanta since 2005, now brought inside a commercial address.
A concierge desk, a personal assistant and a building ambassador on site.
Private chef, catering, wellness and lifestyle for tenants and guests.
Errands, transportation and everything a busy day needs handled.
Cleaning, upkeep and turnaround, kept to a premium standard.
Amenity management, vendor coordination and event coordination.
Vetted handymen and trades, managed end to end.

1000 Parkwood would be the proof of concept. With real results in hand, the same model can be offered to the many other buildings Avison Young manages. This is not a proposal for one building. It is a repeatable model for a whole portfolio.

Avison Young brings the portfolio and the relationships. We bring the concept, the technology and the hospitality.
How it works
The first question an owner asks is how the economics work. Here are four routes, and we are open to all of them.
Avison Young keeps the space. We fund the transformation. The revenue is shared.
House of AHC operates the space and Avison Young receives a percentage.
Avison Young funds the transformation and we manage the space for a fee.
We form a joint venture, AY Experience, powered by House of AHC, Luminatech and Atlanta Home Concierge, responsible for transforming spaces across every building Avison Young manages.
